Most companies build an office and hope it lasts. Infoservices came to Pencil Sketch with a different problem: build an office that’s finished — but not final. The brief was a 26,000 sq.ft headquarters in Hyderabad’s Financial District that functioned as a complete workplace from day one, while quietly containing the infrastructure DNA for future expansion.
The challenge isn’t just design — it’s restraint. Every decision, from where corridors terminate to how electrical risers are routed, had to serve the present without closing doors on the future. Get it wrong, and tomorrow’s extension becomes a demolition project.

The design uses a modular kit-of-parts approach. Workstation clusters, meeting-room pods, and support zones are organised through repeating spatial patterns — a system that can be replicated and extended without reinventing the design language.
Corridors don’t dead-end — they arrive at walls engineered for removal when the next floor plate connects. Ceiling grids align with the building’s structural module so services can extend seamlessly. Even the reception desk is positioned to remain relevant as the floor plate doubles. It’s the kind of planning that’s invisible when it works — and catastrophically expensive when it’s missing.

Planning
Infrastructure was the real forward-thinking play. HVAC distribution sized well above current load. Electrical capacity provisioned for the full future buildout from day one. Data backbone designed with spare conduit runs terminating at future connection points. The upfront investment in oversized services saves Infoservices from the most common scaling mistake: ripping out what you just installed to make room for what comes next.
Design Language
Every material, finish, and furniture system was selected with replication in mind. A detailed specification manual documents exact products, colour codes, and installation methods — so future extensions match without guesswork. Flooring runs continuously to future partition lines. Ceiling tiles are drawn from active product ranges with guaranteed availability. The goal isn’t just visual consistency — it’s buildability across time.
Execution
Engineering concealed infrastructure for spaces that don’t exist yet is unforgiving work. The build was sequenced around two parallel tracks: visible fit-out progressing front-to-back, and hidden infrastructure running simultaneously through ceiling voids and underfloor zones. Services coordination required millimetre-level precision at future connection points — tolerance stacks that wouldn’t surface as problems for months or years. Furniture procurement ran concurrently with construction, with modular workstations arriving flat-packed and assembled on-site.
The headquarters operates as a complete, polished workplace with no visible evidence that it’s designed to grow. But behind every partition and above every ceiling tile, the pathways for future expansion are waiting. The planning is invisible — which is exactly the point.
